AI beats realtors? Man uses ChatGPT to close $9,54,800 home deal within five days

A US man successfully sold his house for nearly $1 million using ChatGPT to manage pricing, marketing, and negotiations, surpassing traditional agent estimates.

The global giant of generative AI, ChatGPT, has once again proven its worth by helping a man named Robert Levine, a resident of Miami, Florida, in the United States, reportedly earn a million dollars by selling his home.

Reportedly, the man relied on ChatGPT to sell his house instead of hiring a real estate agent and managed to close a deal within just five days, as reported by The Times of India.

Levine reportedly started this as an experiment to see whether AI could handle such complex real estate transactions. He said he asked the AI engine solutions for everything that included pricing, marketing, negotiations and even the paperwork. He said he was astonished by seeing the result.

He also said that it also advised him to make some small home improvements and renovations to jack up the price even further, which reportedly resulted in earning him $9,54,800, which is a $1,00,000 dollar more than what the real estate agents were quoting.

What role did ChatGPT play in the deal?

Levine claimed that the chatbot assisted him in planning the whole selling process, including the pricing of the house and the creation of the marketing content. The chatbot also assisted Levine in deciding the right time to list the house, which in turn helped him sell the house to the right buyer in a quick manner. Within just three days of the house going up for sale, the house attracted multiple offers and was sold within a week.

The chatbot also suggested making minor changes to the house that could have a major impact. Levine claimed that the chatbot suggested repainting parts of the house to increase its value. Levine claimed that the chatbot had informed him that this is where he could get the "biggest return on investment", and the house was sold for a much higher price.

The house was sold for around $954,800, which is around $100,000 more than what the local real estate agents had initially estimated. “We repainted a couple of rooms in the house because ChatGPT said that’s where you’re going to get the biggest return on investment," Levine said.

What this means for real estate and AI

The experience of Levine shows that the role of AI is increasing, especially when it comes to making high-stakes decisions, including real estate transactions. The fact that AI, through tools like ChatGPT, can be used for developing pricing strategies, marketing, and even negotiating, means that it is being perceived as a viable alternative, if not a complement, to professionals who have traditionally been engaged for such tasks.

It is, of course, also a testament to the fact that, as Levine himself noted, AI is not a replacement for professionals. The fact that he had to work with a lawyer to complete the paperwork for the sale of the house is a testament to this. This, of course, is not the only aspect of this experience. The larger picture here is that people are turning to AI for making financial decisions.

From debt management to financial planning, AI is playing a larger role in the decision-making processes of people. While it remains to be seen whether this is something that will gain mainstream acceptance when it comes to real estate transactions, it is, of course, a striking example of the role of AI, especially when it comes to making high-stakes decisions like selling a house.
